IMMOBILIER SECTEUR ; TECHNOLOGIE DE RUPTURERésumé : Real estate transaction is a lengthy process involving meticulous checks of all information about parties and the property. Blockchain is a distributed ledge which collaborative nature and high cryptographic technology enables trust, timestamping and traceability. Smart contracts are the self-execution of contracts based on blockchain. Three applications of smart contracts to real estate can be identified : the asset digitalisation, the raise of alternative financing and the registry of transaction on the blockchain. Digitalising the land registry is the first step toward those application. The State application is crucial in this development as prove the example of the most advanced land registry blockchain, as the Georgian project for instance. The need for an impulse from the State to initiate the process, the absence of creation of a new market and the current high end targeting of smart contracts makes the proofs of disruption not enough conclusive for this paper to state that smart contract will disrupt real estate. This paper is based on latest researches on the subjects and consists in an analysis these results and their linking to two practical cases.
