FINANCEMENT ; SOUS TRAITANCERésumé : With the Covid- 19 crisis, more and more companies have shown financial fragility, difficulty in paying their rents, and a growing need for liquidity to finance their activities. These companies are looking for cash flow levers to reduce their expenses, refinance or invest in a production tool without having to resort to debt. Remember that real estate is often the largest asset on the balance sheet and the second largest expense after payroll. Therefore, some companies decide to sell their real estate assets in exchange for a long-term lease to continue operating (sale & leaseback operation). These companies take advantage of a real estate market at the top of the cycle, a growing influx of capital and the low cost of debt to maximize the market value of their real estate sales to investors. Thus, these disposals allow them to lighten their balance sheet on the one hand and to raise capital through alternative financing to equity and bank debt on the other. For instance, Amazon has taken advantage of its very good signing of a 20-year lease for its Brétigny-sur-Orge warehouse to maximize the value of its warehouse and reduce future real estate expenses.

RISQUE ; SPECULATION ; LIQUIDITERésumé : With the growing importance of blockchain technology and cryptocurrencies, the financial industry has started to shift towards decentralized finance (DeFi). The recent introduction of Bitcoin Futures on the Chicago Mercantile Exchange have opened-up a Pandora’s box allowing the creation of new financial instruments, taking traditional financial concepts, and putting them directly on the blockchain. Among these instruments we find crypto derivatives and synthetic assets.
This paper intends to examine this new DeFi derivatives phenomenon and further discuss the impact it has on traditional derivatives markets. Using the recent literature reviews at our disposal, we are posing the pros and cons and the advantages they have. We present the way they reshape the overall financial world.

It is being implemented in supply chain as well as in the insurance sector to improve current processes. In supply chain, it is used to provide a better tracking of the products and solve inventory issues. Within the insurance sector, companies use blockchain to automate tasks leading to a faster reimbursement of customers. Blockchain can improve the finance department of a company by automating tasks, improving the accuracy of the data as well as reducing its costs. Financial professionals interviewed through the use of a questionnaire answered that blockchain has the potential to improve several aspects of the finance department of a company. Blockchain’s implementation can reduce the workload of accountants, financial analysts and auditors. Also, it can automate several tasks such as the payment of invoices, the reconciliations or the calculation of ratios. Eventually, professionals expect the technology to be implemented within ten years. Blockchain can be complex to implement due to the recency of the technology and its complexity. However, several editors are available on the markets and they offer various types of blockchain that companies can choose from. To implement one, I highly recommend companies to hire developers and computer science consultants to get the highest quality and the best advice on how to use it. Finally, artificial intelligence is a technology that can be coupled to blockchain to improve processes even more and reduce the costs of companies.
