I decided to study the impact of the Covid-19 crisis on the French residential real estate market because I have always had a certain interest for this sector, and I find it very interesting to be able to study how the sector behaved in front of this unprecedented crisis. It seems important to me to first present the general framework of real estate so that the reader of t his dissertation can be in full capacity to understand the terms that will be discussed. Then, I will present the French residential real estate market in 2020 by making a comparison with the 1980s to study the changes that have occurred in forty years. Finally, I will discuss the impacts of the 2008 financial crisis on the French residential real estate market, which was greatly impacted by this crisis. I will then look at how the year 2020 unfolded for the real estate sector, which was punctuated by the lockdowns. I will also discuss the impact on real estate transactions, the construction of new housing but also on the evolution of prices and the granting of real estate loans and then make an opening for the year 2021. In a third part I will open a discussion about the differences and similarities of the impacts of the Covid-19 crisis with the impacts of the 2008 financial crisis. Finally, I will assess this year 2020 for the French real estate market and conclude on its capacity to face the crisis. |
